Arizona Security Deposit Deadline Calculator (2026)
An Arizona landlord has fourteen days, excluding Saturdays, Sundays and other legal holidays, to send the itemized list of deductions and any money due. Enter the date of the last trigger to see the fourteenth weekday. The rule is A.R.S. 33-1321(D).
What starts the clock
The text counts from termination of the tenancy and delivery of possession and demand by the tenant, so on the plain reading the clock starts on the last of the three. Delivery of possession means returning the keys and vacating. The Act does not say whether day 1 is the trigger date or the day after; this calculator counts the next weekday as day 1.

What the calculator does not know
- This tool skips Saturdays and Sundays only. It does not know legal holidays, and each one inside the window pushes the true deadline one weekday later. The date shown is therefore the earliest possible deadline: mail by it and you are safe.
- The Act does not list the legal holidays; ask the court clerk or an Arizona attorney which days count.
- Mail by first class to the tenant's last known place of residence unless the tenant made other written arrangements. The text does not say whether the mailing date or the arrival date meets the deadline, so mail early and keep proof.
- Missing the deadline exposes the landlord to damages of twice the amount wrongfully withheld (33-1321(E)).
